Real estate photography in Deroche, Mission

Deroche is further east again, where the flats narrow and the ground starts to rise toward Nicomen Island and the mountains behind. It is small and almost entirely rural: acreage, hobby farms and a handful of houses, with private driveways long enough that the road tells a buyer nothing.

The brief is close to Dewdney's and slightly more so. Aerial first, then the approach, then the buildings, then the house. On a hobby farm the outbuildings often carry more of the value than an equivalent square footage of house would, and they need photographing as property rather than as background.

The ground rises immediately behind Deroche and the sun goes behind it well before it sets. In the shorter months the usable window on a property here can close by mid-afternoon, which is earlier than anywhere else in the valley we shoot.

That pushes the schedule toward the middle of the day and makes twilight impractical on most of these properties. It is worth saying up front rather than after a booking has been made for four o'clock in November.

It also makes the aerial more valuable than usual, because from above the property is still in open light for a good while after the ground beside the house has gone into shadow, and that is often the only frame that shows the setting as a buyer would see it at midday.
