Why being based here changes the shoot

Every other city on this site is a drive. Maple Ridge is not, and the practical effect is scheduling rather than sentiment. A twilight exterior needs a twenty minute window that moves by a few minutes every week, and being ten minutes from the property is the difference between catching it and rebooking. The same applies to weather: when a morning clears unexpectedly we can be at a Maple Ridge listing before the light changes again.

It also means we see the same streets repeatedly. We know that the lots above 132nd fall away sharply enough that a street level frontage misreads the house, that the Albion townhome complexes photograph better in the afternoon because of how they face, and that a Cottonwood exterior in July needs shooting around the tree canopy rather than through it. None of that is knowledge you can acquire on a first visit.

What a Maple Ridge listing usually needs

For most family homes and townhomes here the answer is a full photo set, a 2D floor plan and a vertical cut for social. The plan does more work than agents expect in this market because so much of the stock is split level or built into a grade, and buyers cannot hold that arrangement in their head from photographs alone.

Acreage is the exception, and it is a real one. On a parcel above 132nd or out toward Whonnock the drone is not an upsell, it is the only way to answer the first question a buyer asks, which is how much land is this and how does it sit. We will tell you when a property does not need it rather than adding the line.
