A volume market on the east side
Albion has absorbed more new density than anywhere else in Maple Ridge over the last decade, and most of it is townhome and newer single family stock arranged in complexes rather than on individual streets. That shapes the work in a specific way: agents here are frequently listing one unit in a building where four others have sold in the last year, and the buyer is comparing them directly.
Consistency is therefore worth more than drama. If your listing photographs differently from the three comparable units that sold before it, the difference reads as a quality signal whether or not you intended it. We shoot Albion complexes to a repeatable standard for exactly that reason.
What the stock needs
Most Albion listings are well served by a full photo set, a 2D floor plan and a vertical cut. The plan matters because so much of the newer stock is three storeys on a narrow footprint, and a buyer cannot hold that arrangement in their head from interior photographs alone.
Drone is rarely necessary on a townhome here and we will say so rather than adding it. Where it does earn its place is the newer single family stock on the larger lots toward the eastern edge, where the relationship between the house, the lot and the slope is worth establishing.
Albion sits directly east of Silver Valley and north of the river, which makes it an easy pairing on a multi-listing day.
The practical side
Albion complexes are usually straightforward to shoot and occasionally awkward to park at, which is worth mentioning because it affects how long a booking takes. Where a unit is mid-terrace with no direct frontage, the exterior set becomes about the complex and the approach rather than about the individual door, and we will frame it that way rather than pretending otherwise.
Where a listing is one of several in the same complex, tell us. Shooting them as a group is cheaper and produces a set that genuinely matches.
