Mature trees, and the timing problem they create
Cottonwood is established family housing with a genuinely mature canopy, and that canopy is the defining practical problem of shooting here. Large trees over a frontage produce hard dappled light across the face of a house for most of a sunny day: bright patches and deep shade in the same frame, which no amount of bracketing fully resolves and which looks like a mistake rather than like sunshine.
The answer is timing rather than equipment. Overcast light is genuinely better here than direct sun, which is the opposite of the usual advice, and on a clear day the workable windows are early and late rather than midday. It is one of the few neighbourhoods where we will suggest moving a booking for weather in the direction of cloud.
The homes themselves
The stock is largely established family housing, much of it renovated to varying standards, on lots that are generous by current Maple Ridge norms. What buyers are judging is the quality of the updates and how the space actually flows, so honest interiors and an accurate plan carry these listings.
Where a renovation is genuinely good, it deserves detail frames rather than being background in a wide shot. Where a house is original, the wide set and a clear plan do the job and we do not manufacture drama the property does not have.
Cottonwood adjoins Albion to the east and Websters Corners to the north.
What we ask before booking
How much tree cover is over the frontage, and which way the house faces. Those two answers decide the hour, and in this neighbourhood they decide it more than in any other part of Maple Ridge. A north-facing house under a mature canopy has a genuinely narrow window of usable exterior light on a bright day.
We would rather move a Cottonwood booking by a few hours than deliver a frontage covered in leaf shadow, and we will say so when we see the address.
