West Vancouver is the highest-value market we cover, and it is two markets rather than one: waterfront along Marine Drive and the village blocks of Ambleside and Dundarave, and the slope above them running up into the British Properties. What the house is worth here is bound up with what it looks out at, and that is a photographic problem before it is a marketing one.

Two markets, and they photograph differently

West Vancouver is not one market. Along the water, Marine Drive and the streets dropping down to it are about outlook: what the house sees, how much of the day it sees it for, and whether the view survives the trees. Above that, the British Properties is about arrival and grade — long driveways, houses built into the slope, and frontages that a street-level camera consistently misreads. Ambleside and Dundarave are a third thing again, village blocks where the walk to the seawall and the shops is the pitch and the house is smaller than the price suggests.

The practical consequence is that a package that suits one of those does not automatically suit another. A waterfront listing needs the outlook established early and repeatedly. A slope property needs elevation, or the house looks like a garage door. A village apartment needs the neighbourhood in the set at all, because the buyer is largely buying the four blocks around it.

Twilight and aerial are not extras here

On most of the properties we shoot, a twilight set is a nice addition and an aerial explains the lot. In West Vancouver both do more than that. Twilight is when a view property is at its best and most legible: the water holds light after the sky has gone, the interior reads warm against it, and the frame finally shows the thing the price is attached to. Shot at midday the same view is a flat grey band behind a bright window.

Aerial does the equivalent job for the slope. From the ground a house in the British Properties is a wall and an entry; from thirty metres up it is a house with a roofline, a garden, a relationship to the houses either side and a sightline down to the harbour. Nowhere else in our coverage area does elevation change the read of a property that comprehensively.

Both take planning. Twilight is a fifteen to twenty minute window and it does not wait, so a West Vancouver booking is scheduled around the sunset rather than around the rest of the day. Aerial needs the airspace checked before the date, not on the morning.

Can you fly a drone over a British Properties listing?
Usually, and we check the airspace and any local restriction before the date rather than on the morning. On a slope property the aerial frame is often the one that finally explains the house, so it is worth confirming early.
Is there a travel charge to the North Shore?
Travel is quoted with the booking rather than folded into the package price, so you see it before you agree to it.
